Irvine, Tustin and Orange

Irvine is home base. Some neighborhoods have association rules about exterior changes, colors and construction hours. We check them before drawing anything.

In Tustin and Orange, we start with a visit and write the scope from what we find.

Newport Coast, Newport Beach and Corona del Mar

Newport Coast is our newest area. Hillside and view lots raise questions of access, structure and design review. We ask at the first visit, so the plan is one that can be approved.

Near the water, salt air is hard on exterior finishes and metal fixtures. We talk through coastal-suitable materials.

Some coastal properties fall in California's Coastal Zone, where certain exterior work needs extra approval. We confirm yours.

Huntington Beach and Laguna Beach

Huntington Beach mixes older homes and newer builds. An addition has to match what is there, from rooflines to windows.

Laguna Beach has hillside lots and view corridors, and some projects go through city review. We check early.

Mission Viejo, Laguna Hills, Laguna Niguel, Dana Point and Lake Forest
